For retail owners and shopping centre management
Parking management for retail and shopping centres.
Park EZ manages car parks for shopping malls, retail centres and commercial precincts in Malaysia. Our group's record includes the Anggun Lumayan Commercial Center in Cheras on a five year contract, with a valet operation alongside it, part of 3,170 bays managed across 10 sites to date. Retail parking lives or dies on two things: how fast cars move at the peak, and whether every ringgit collected can be accounted for.
At a glance
What a retail owner actually gets.
- Who we work with
- Shopping mall owners, retail asset managers, commercial developers, and the centre management teams who answer to them.
- Retail experience
- The Anggun Lumayan Commercial Center in Cheras at 250 bays on a five year term, with a 20 bay valet operation alongside it. Part of 3,170 bays across 10 sites managed to date.
- Payment at the exit
- Touch 'n Go eWallet, DuitNow QR and card, so a full car park clears quickly instead of queueing for a cashier.
- Who employs the staff
- We do. Recruited, trained, rostered and supervised on our payroll, including the crew you need at weekend and festive peaks.
- What the owner receives
- Collections reconciled against a timestamped log of every entry and exit, so the parking line in the report can be checked rather than trusted.
The problem
Where retail parking quietly leaks.
A retail car park is a revenue centre and a first impression at the same time. It fails in predictable ways, and each one is an operating problem, not a building problem.
Queues form at entry and exit exactly when the centre is busiest, on weekends, paydays and festive sales, which is the worst moment to make a shopper wait.
Tenant employees park all day in spaces meant to turn over several times. The bays that should earn the most sit occupied from open to close.
Collection handled by hand with no independent record of movements to check the takings against. Leakage hides in lost tickets, waived fees and unlogged cash.
Without turnover controls, commuters and long-stay drivers fill the car park, and the genuine shopper cannot find a bay near the entrance.
Tenant validation and grace periods run on paper and memory, with no clean record of who was validated and what each concession actually cost.
Equipment maintenance sits in a separate contract, so a failed boom gate becomes a dispute about scope while cars pass through free at the busiest hour.
How we run it
Fast at the peak, accountable to the ringgit.
Licence plate recognition reads each plate at the barrier, so entry and exit stay quick when the centre is full. Drivers pay by Touch 'n Go eWallet, DuitNow QR or card at the exit, which means a busy car park clears instead of stalling behind a single cashier at closing time.
Every movement carries a timestamp. Collections are matched against those movements, so what the owner reads in the report is what happened at the barrier, not an estimate. Tenant validation and season arrangements are recorded against the plate, so a concession is a line in the data rather than a favour nobody can trace.
Turnover is protected on purpose. Tenant staff and season parkers are recognised on sight and billed to their own arrangement, which keeps the bays near the doors moving for shoppers. Enforcement stops being an argument and becomes a record.
The people at the barrier and on the floor are ours, recruited, trained, rostered and supervised by us, and we staff up for the weekend and festive peaks. Maintenance sits inside the operating scope, so when a boom gate fails there is one company answerable for fixing it. One operator, one accountable counterparty.
Questions
What retail owners ask us first.
Does Park EZ manage shopping mall and retail car parks?
Yes. Our group's record includes the Anggun Lumayan Commercial Center in Cheras at 250 bays on a five year term, with a 20 bay valet operation alongside it, part of 3,170 bays managed across 10 sites to date.
How do you handle the weekend and festive peak?
The crew at the barrier and on the floor are on our payroll, so we can staff up for weekends, paydays and festive sales. Plate recognition and cashless exit keep cars moving, so the queue does not build at the exact hour the tenants need footfall.
Can shoppers pay by Touch 'n Go or QR?
Yes. Drivers can pay by Touch 'n Go eWallet, DuitNow QR or card, so a busy car park clears at the exit instead of queueing for a cashier.
How do you stop tenant staff parking in customer bays?
Every vehicle is logged by plate on the way in. Tenant and season parkers are recognised on sight and billed to their own arrangement, so the bays meant for shoppers are not quietly taken for the day. Enforcement becomes a record rather than an argument.
How does the centre owner see where the parking money went?
Every entry and exit is logged with a timestamp and tied to a plate. Collections are matched against those movements, so the figure in the owner's report reflects what happened at the barrier rather than an estimate.
Who repairs the barrier when it breaks?
We do. Maintenance sits inside the operating scope, not in a separate contract with a third party. One counterparty, and no gap for a failed boom gate to fall through at the busiest hour.
