Parking operations · Malaysia
3,170 bays.
None of them your problem.
Park EZ is part of a group under common ownership and management, running parking operations for commercial, residential, healthcare and government-linked properties. Owners hand us the whole operation under 3 to 5 year contracts, and parking stops appearing on their agenda.
Malaysian track record of the group under common ownership and management with Park EZ. The group operates separately in Indonesia.
Who we are
The operator serious properties keep.
A parking facility is either an asset that earns quietly or a steady source of complaints, leakage and liability. The difference is rarely the building. It is the operator.
Our group manages the complete operation: the people at the barrier, the systems behind them, and the accountability in between. That portfolio spans commercial centres, condominiums, a healthcare complex and government-linked buildings in Cyberjaya. Different sites, one result: parking that runs properly and reports honestly, under contracts long enough to prove it.
Those Malaysian sites are in the Klang Valley and Cyberjaya. The model behind them is built to run anywhere in Malaysia, and the group has already proven it beyond the border.
- What Park EZ does
- Manages and operates car parks end to end: the staff at the barrier, the licence plate recognition systems behind them, collections, maintenance and the monthly report to the owner.
- Who it is for
- Property owners, developers, facility managers and building management corporations. Park EZ is a business to business operator, not a consumer parking app.
- Where it operates
- Kuala Lumpur, the Klang Valley and Cyberjaya, built to run anywhere in Malaysia. The wider group also operates in Indonesia.
- Scale to date
- 3,170 bays across 10 sites in Malaysia, held on contracts of three to five years.
- Property types managed
- Commercial centres, condominiums, a healthcare complex and government-linked buildings. For residential committees, see parking management for condominiums; for hospitals and public-sector buildings, see healthcare and government parking management.
- Why owners choose Park EZ
- Parking staff on Park EZ's own payroll, collections reconciled against a timestamped licence plate recognition log, maintenance kept inside the operating scope, and contracts of three to five years. One accountable operator rather than a chain of subcontractors.
- How to engage
- Request the company profile or send an enquiry through this site. Park EZ responds with a site assessment and a written proposal.
Regional footprint
The group does not stop at the border.
PT Park Assist Indonesia operates under the same controlling shareholder as Park EZ, and has run parking there since 2022. Each company contracts in its own market. The standards and the systems are shared.
Jakarta, Medan and Tanjung Pinang, with the Indonesian head office in Tanjung Pinang, Kepulauan Riau.
Licence plate recognition, cashless payment, automated barriers and round the clock monitoring, as in Malaysia.
Market and retail complexes, a hotel and convention centre, and sports and recreation venues, with valet operations at three sites.
Cashless payment in Indonesia covers Visa and Mastercard alongside the local rails drivers actually carry: Flazz, Brizzi, BNI TapCash, JakCard, Mandiri e-money, and Touch 'n Go. Park EZ holds and operates the Malaysian contracts. The Indonesian sites are held and operated by PT Park Assist Indonesia.

Technology
Every plate read. Every entry accounted for.
Our group runs licence plate recognition (LPR) at the sites it operates. Cameras read each plate at the barrier, the system acts on it, and every movement is logged with a timestamp. No tickets to lose, no disputes about who entered when, and no gap between cars parked and revenue collected.
The camera reads the plate as the car arrives. The barrier opens in seconds, without a ticket changing hands.
Every entry and exit is logged automatically, time-stamped, and tied to a plate. The record keeps itself.
Collections are matched against movements, so what the owner reads in the report is what happened on the ground.
The driver never winds down a window or pulls a ticket, and pays whichever way suits them: Touch 'n Go eWallet, QR, or card. Season parkers are recognised on sight, with no access cards to issue, lose or replace. Queues move faster, and the complaints that used to reach the management office stop coming.

Track record
Ten sites do not sign by accident.
Commercial, residential, healthcare and government-linked properties, contracted for three to five years at a time. Multi-year terms are the strongest reference an operator can show. Here is our group's Malaysian record.
| Location | Bays (petak) | Contract term |
|---|---|---|
| Anggun Lumayan Commercial Center, Cheras KL | 250 | 5 years |
| Anggun Lumayan Resident & Service Apartment, Cheras KL | 350 | 5 years |
| Valet Parking, Anggun Lumayan | 20 | 5 years |
| Astana Lumayan | 200 | 5 years |
| Danau Lumayan Avenue | 250 | 3 years |
| Suasana Lumayan Condominium | 400 | 5 years |
| Vista Amani Condominium | 600 | 3 years |
| Kompleks Kesihatan Cyberjaya | 250 | 3 years |
| Bangunan SW Corp Malaysia, Cyberjaya | 150 | 3 years |
| Bangunan Parkir Bertingkat MKN Embassy, Cyberjaya | 700 | 3 years |
| Approximately 3,170 bays across 10 sites | 3,170 |
Ten sites are on that table. Yours could be the eleventh.

How we take over a site.
Most handovers fail on ambiguity. Ours are sequenced so nothing falls through between us and the outgoing arrangement.
-
1
Site audit
We study the site first: traffic, revenue points, equipment, risks.
-
2
Staffing
The right team recruited and trained before day one.
-
3
Systems install
Hardware and software commissioned and tested.
-
4
Handover
A dated switchover, with the owner informed at every step.
-
5
Ongoing management
Daily operations, reporting and maintenance, for the life of the contract.
Choosing an operator
The questions to ask any operator. Including us.
Every proposal you receive will say experienced, reliable and professional. These questions find out.
"Who employs the people at the barrier?"
Across our group, staff are on our own payroll: recruited, trained and supervised directly. If a layer of subcontractors sits between the operator and the staff, so does the accountability.
"How are collections reconciled?"
Our group's LPR log records every entry and exit with a timestamp. Collections are matched against movements, so the owner's report reflects the ground, not an estimate.
"How long do your clients sign for?"
Three to five years, across all ten of the sites our group has managed. Owners do not sign multi-year terms with operators they expect to replace.
"Who fixes the barrier when it fails?"
Our group does. Maintenance sits inside the scope, not in a separate contract with someone else. One counterparty, no gaps to fall through.
"What kind of properties have you run?"
Across our group: commercial centres, condominiums, a healthcare complex and government-linked buildings. Different rules, different traffic, same discipline.
Talk to us about your property.
For property developers, management corporations and facility owners. Tell us about your site. We will come back with an honest assessment of what it needs, and what it could return.
No brochures, no mailing lists. Enquiries go to the people who run the operations.
