Park EZ manages car parks for condominiums, service apartments and mixed residential developments in Malaysia. Our group has run residential sites from 350 to 600 bays on three to five year contracts, with staff on our own payroll and every entry and exit logged by licence plate recognition.

The problem
Five arguments every committee has had.
Residential parking goes wrong in predictable ways. Each of these is an operating problem, not a building problem.
Bays intended for guests quietly become long-term parking for people who do not live in the building, and residents are the ones who end up circling.
Households with a second or third car park where they should not. Without a record of who entered when, enforcement becomes one neighbour's word against another's.
Visitor collections handled by hand, with no independent record of movements to check the takings against. The gap only shows up at the AGM.
An operator subcontracts the guards, the guards answer to someone else, and the committee is left chasing two companies to fix one problem.
Equipment maintenance sits in a separate contract, so a failed boom gate becomes a dispute about scope while cars pass through for free.
Every one of the above eventually arrives at a volunteer committee member's phone, usually on a weekend.
How we run it
One operator, one accountable counterparty.
Licence plate recognition reads each plate at the barrier. Residents are recognised on sight, so there are no access cards to issue, lose or replace, and no deposits to chase when someone moves out. Visitors are logged the same way, which turns enforcement from an argument into a record.
Every movement carries a timestamp. Collections are matched against those movements, so what the committee reads in the report is what happened at the barrier. Maintenance sits inside the operating scope, so when a boom gate fails there is no question about whose contract covers it.
The people at the barrier are ours. They are recruited, trained, rostered and supervised by us, which means the committee has one number to call and one company answerable for the answer.

Who employs the parking staff at our condominium?
We do. Across our group, staff are on our own payroll: recruited, trained and supervised directly. If a layer of subcontractors sits between the operator and the staff, so does the accountability.
Do residents still need access cards?
No. Licence plate recognition reads the plate at the barrier, so season parkers are recognised on sight. There are no access cards to issue, lose or replace, and no deposit to chase when a resident moves out.
How does the JMB see where the parking money went?
Every entry and exit is logged with a timestamp and tied to a plate. Collections are matched against those movements, so the figure in the committee's report reflects what happened at the barrier rather than an estimate.
How long is a typical contract?
Three to five years, across all ten of the sites our group has managed. Owners do not sign multi-year terms with operators they expect to replace.
Who repairs the barrier when it breaks?
We do. Maintenance sits inside the operating scope, not in a separate contract with a third party. One counterparty, no gaps to fall through.
